Schematic
Design

Schematic is the first stage in the design process. This phase is where we document your requirements, wishes, and budgets and create a “program” by which we design from. After creating the initial design, we will meet with you and present the project and document any comments that you might have. We will then take those comments and revise the design.

Design
Development

After we obtain your approval of the schematic design we enter design development. Design development is the design phase where we take the approved sketches and transfer them into a computer-aided drafting program. We will draw the floor plans and exterior elevations and while we transfer this information we refine and hone the design to fit the complex requirements of your project program. There are times during the design development phase that we build physical and computer models for our clients to allow you to see the building not only on paper, but to allow you to see it in 3d.

Bidding and
Negotiating

Now that we have the drawings in CAD and with the aid of local contractors, we can assist in the estimation of your project and begin to hone in on the parts of the project that need attention and which parts of the project that are on track budget-wise. We submit drawings to contractors, sub-contractors, suppliers and designers and then coordinate and gather their bids and create a “bid package”.

Construction
Documents

Construction documents is the most detailed and longest of the design phases. This is the stage in the project where we detail nearly every part of the building including the site plan, foundation plan, floor plans, exterior and interior elevations. We detail any railings, cabinets, flooring drawings and create a set of drawings that will be used by a General Contractor to build the building and a set of drawings that will be submitted to the local building department for plan review.

Construction
Administration

Construction Administration is a service that Hibler Design Studio provides where we follow the construction of your building from groundbreaking to the punch-list. We perform regular site visits to follow the construction progress and document the project by photographing the work performed. While construction is underway, we meet with the General Contractor and any subcontractors or design consultants to answer questions or concerns that might arise. We also review and approve the transfer of all funds from you to the General Contractor and obtain all lien waivers to verify that funds have been paid as approved.
